News Summary

Boca Raton is set for a major transformation as the City Council has approved a redevelopment project for the former ODP Corp. headquarters. This 28.9-acre site will be revitalized into a mixed-use community featuring 500 apartments, retail spaces, and a state-of-the-art fitness center. With an investment of $104 million by BH Group and PEBB Enterprises, the project aims to enhance the city’s urban landscape while accommodating the growing demand for residential and commercial spaces.

Exciting Changes on the Horizon for Boca Raton

Boca Raton is buzzing with anticipation as the City Council has officially given the green light to a remarkable transformation project! The former ODP Corp. headquarters, located at 6600 N. Military Trail, is set to be redeveloped into a vibrant mixed-use community that will not only bring new residential options but also a plethora of shopping and dining experiences.

A New Era for the Former Office Depot Site

In a decision made on February 11, the Boca Raton City Council approved the final site plan for this major redevelopment. This 28.9-acre property has been acquired by developers BH Group and PEBB Enterprises for a cool $104 million, marking an ambitious step towards enhancing the city’s urban fabric. With the original site boasting a total of 650,000 square feet across three office buildings, the new plans call for a refreshingly progressive approach that blends residential, commercial, and recreational spaces.

What’s in Store?

Under the approved plans, two office buildings, which add up to 405,000 square feet, will be retained, while one of the existing office buildings is scheduled for demolition. But that’s not all! The redevelopment will see the construction of an impressive 500 apartments along with 43,000 square feet allocated for retail and restaurant space throughout four new buildings. This ambitious project is designed to cater to the increasing demand for living spaces while injecting a lively atmosphere to the area.

Fitness and Fun

For health enthusiasts, the development will also include a state-of-the-art 37,000-square-foot fitness facility, which is set to be leased to the well-known high-end fitness brand, Equinox. This addition is sure to attract fitness lovers looking for a top-tier workout experience without traveling far.

Moreover, companies are already lining up for office spaces in this newly reimagined area. MN8 Energy has signed a lease for about 20,000 square feet, while Atlantic Pacific Cos. is committing to 5,500 square feet of workspace. Even the popular restaurant chain, I Heart Mac & Cheese, is on board, set to make its headquarters in 7,118 square feet of the space! The buzz around these leases illustrates the strong interest from both national and local retailers and eateries, reflecting the demand for high-quality businesses in this vibrant development.

Next Steps for Development

The development team is eager to kick-start this project and plans to begin seeking building permits very soon. Once approved, construction will pave the way for what promises to be a town center bursting with energy and diversity. The long-term vision is clear—this redevelopment aims to create a lively hub that enhances the city’s property values and provides residents with a plethora of lifestyle choices all in one place.

A Trend on the Rise

This redevelopment in Boca Raton is part of a broader trend sweeping across South Florida. Many aging office campuses are finding new life through mixed-use developments that not only optimize space but also respond to the evolving needs of communities. It’s an exciting time for Boca Raton as the city embraces modernization and growth while maintaining its unique charm.

Keep your eyes peeled, Boca Raton! This development is sure to bring an exciting new chapter to life in our lovely city, combining the best of living, working, and leisure all in one thriving location.
