The project, developed by NVision Development, will rise nine stories and include 317 residential units, 21 live-work units, and over 30,000 square feet of commercial space. Orlando is buzzing with excitement as the Municipal Planning Board has green-lighted a new mixed-use residential development located at 1840 E. Colonial Drive. After months of planning and discussions, the vision is finally set to become reality, and folks are eager to see what’s in store.
This prime piece of real estate, comprised of three lots at 1840, 1904, and 1920 E. Colonial Drive, was once home to some familiar faces — a Dollar Tree, a puppy store, and a bridal shop. These businesses have since vacated the premises, leaving a blank canvas for developers. Taking the reins of this exciting project is NVision Development, under the ownership of Hua Chua Nguyen.
The proposed development is set to rise nine stories high and will include an impressive mix of living and working spaces. It boasts 21 live-work units, where residents can set up shop just steps away from home, and a whopping 30,246 square feet of commercial space. For those in search of multifamily living, the project is set to include 317 residential units. To make things even more convenient, a 424-space parking garage will also be part of the mix, ensuring that residents and visitors alike have ample parking space.
Colonial Drive has seen quite a bit of action recently, with various investments transforming the area, including developments like the popular Alexan Mills 50 apartments. This new mixed-use project aligns with the city’s goals of balancing residential and commercial options in what has traditionally been seen as a primarily commercial corridor. With this balance in mind, urban planners hope to reduce traffic congestion while creating a more walkable neighborhood where residents can easily access shops, restaurants, and entertainment.

The project was presented by Planner II Nikki Palacios, who outlined the goals and benefits of the proposed development.
Interestingly, the nearby Hillcrest Hampton House stands tall at 14 stories, making the new nine-story building a bit more modest in stature. Nonetheless, it seems the planning board members are looking for a boost in the aesthetics of the surrounding streetscape, with a consensus that improved architecture will enhance the overall look and feel of the area.
