The spotlight is on a 20.2-acre property located at 13250 and 13330 S.W. 224th St., currently under the management of Redlands Grove LLC, which is led by Luis Rodan. This site is under contract to Lennar, who is gearing up for a significant expansion of its earlier residential proposal from 2023, which initially requested just 57 single-family homes.

The new application is not holding back. Lennar is requesting a change in land use designation—from “estate density residential” to “low-medium residential”—which, if approved, would open the floodgates for the construction of 138 single-family homes within the community, tentatively named Rodan Estates.

A Vision of Community

Rodan Estates promises to be more than just a residential neighborhood; it will also feature some exciting community amenities. Plans include elements like a dog park and a playground, adding a family-friendly touch to this new development, which is sure to attract potential homebuyers who value both community and convenience.

While the detailed design plans for the homes haven’t yet hit the county’s desks, the architectural side of things will be taken care of by the talented team at Doral-based Pascual, Perez, Kiliddijian, Star Architects and Planners. The design is expected to embody local aesthetics while ensuring functional living spaces for families.

But, before any construction gets underway, Lennar needs to clear some critical hurdles. Their pre-application has been filed primarily to gather feedback from county officials, as the company prepares to submit its final development plans. Of course, a green light from the County Commission is essential for any land use changes to go through, setting the stage for this exciting new development.
